I have less hard data on housing in Ma'ale Adumim than on anything else, so this guide is short and honest about it. There is no official rent data by neighbourhood. Here is what I could check.
What rents look like
An aggregator that compiles Yad2, Madlan, OnMap, Homeless, Komo and Facebook listings showed, on 5 October 2026:
- 62 rental listings in Ma'ale Adumim
- median asking rent 5,500 NIS a month, average 6,215 NIS
- cheapest 2,650 NIS
These are asking prices on one day, not official statistics. The cost-of-living worksheet uses the median-to-average range as a hint.
Help finding a flat
Nefesh B'Nefesh says the municipal community coordinator helps oleh families find a rental, as well as with school registration and city services. The municipal absorption team's numbers are in your first week.
Rent aid and public housing
- gov.il lists the Ministry of Construction & Housing's Jerusalem-district housing-assistance office (23 Hillel St, Jerusalem) as the office for Ma'ale Adumim residents applying for rent aid or public housing.
- The Ministry of Aliyah Jerusalem Region office issues the documents eligible olim need for public housing.
When you move in
- Arnona: register as the payer with the municipal payments centre (the "change of payers" form). Hours and phone are in the first-week guide.
- Pergolas: the municipality has a page on arnona exemption for pergolas with transparent plastic roofing.
- Urban renewal: the municipality has published a residents' notice on urban renewal (an engineer's PDF), and a pinui-binui project on HaKeren St was announced in 2018.
Building, renovating or buying
The engineering division sees the public for building permits and planning on Sun, Mon and Wed 08:00-12:00 and Tue 16:00-18:00. Zoning/GIS and building inspection are Sun-Thu 08:00-12:00.
Kfar Adumim
Kfar Adumim is a community yishuv: to live there, new families go through its admissions process (forms, interview, suitability test, committee, then a year of candidacy). Contact the yishuv secretariat through the Kfar Adumim listings.
